Central Park Gateway

A sustainable mixed-use destination supporting Ulaanbaatar’s growing residential, business, and technology communities.

Central Park Gateway is an approximately 44,000-square-meter mixed-use development located in the heart of Ulaanbaatar’s Central Business District. The three-building project combines two residential towers, a Grade-A office building, retail and food-and-beverage spaces, community amenities, and structured parking within a connected urban campus.

Designed as more than a collection of buildings, the development creates an active destination for residents, businesses, visitors, and Mongolia’s emerging technology sector. Its office component incorporates coworking, startup incubator, and accelerator spaces, while the lower levels bring together shopping, dining, entertainment, and landscaped public areas intended to encourage interaction throughout the day.

The project also explores sustainable strategies suited to Ulaanbaatar’s demanding climate, including high-performance glazing, solar energy, electric-vehicle infrastructure, heat recovery, and energy-efficient building systems. Hollingsworth Pack Seattle provides BIM leadership and digital project delivery support, establishing coordinated Revit and cloud-based workflows for an international consultant team.
